Miami’s Next Chapter Starts Here

Discover new luxury residences and high-rise developments across Miami and Miami Beach — with buyer representation and financing guidance in one place.

Considering a new condominium, waterfront residence or pre-construction purchase in Miami? NEO Remarketing helps buyers compare locations, floor plans, developer terms, deposit schedules, delivery estimates, association costs and financing choices. We communicate with developer sales teams, ask about available incentives and negotiate where a project’s rules permit. The goal is an informed decision — not simply a building.

Financing is arranged separately through Optima Financing (Sam Razavi, NMLS #985351, originating through C2 Financial Corporation, NMLS #135622) and is subject to lender approval, eligibility and applicable licensing. No price, incentive or financing outcome is guaranteed.

What we compare for you

  • Location and product — neighborhood, views, floor plans, finishes and the amenity program, measured against how you will actually use the residence.
  • Developer terms — the deposit schedule, estimated delivery, contract provisions, assignment rights and what happens if the timeline moves.
  • Carrying costs — projected association dues, reserves, insurance and taxes, which vary more between Miami buildings than most buyers expect.
  • The complete offer — current incentives, closing-cost contributions, upgrade credits and parking or storage, not just the list price.
  • Financing at delivery — which lenders will lend on the building, what the deposit leaves available for reserves, and whether your income profile underwrites when it matters.

How it works

Three conversations, one point of contact.

Brief

A short conversation about your goals, budget, intended use and timeline. We tell you plainly which neighborhoods and product types fit — and which do not.

Shortlist & comparison

A written comparison of the projects worth your time: terms, deposits, delivery, carrying costs and the current incentive picture, side by side.

Register, negotiate, coordinate

We register you with the developments you choose, attend the sales gallery with you, negotiate where permitted, and coordinate financing planning alongside the contract.

Private consultation

Questions buyers ask

Do I need my own broker to buy a new-construction condo in Miami?

Developers represent themselves; their sales team works for the developer. Your own broker can compare the offering against competing projects, review the deposit schedule and contract terms with you, and negotiate where the project's rules allow. Most Miami developments require your broker to be registered before your first contact with the sales gallery, so talk to us before you visit, not after.

How do pre-construction deposits work?

Deposits are paid in stages, commonly at contract, at groundbreaking and at a construction milestone, and typically total 30 to 50 percent before closing. Those payments are cash, not financed, and closing may be two to four years away. We map the schedule against your liquidity before you reserve.

Can I get financing for a pre-construction purchase now?

Not in the way a resale works. A mortgage is underwritten close to delivery, so what matters today is whether your income and asset profile will still qualify then, and which lenders will lend on that building type. Financing is arranged separately through Optima Financing and is subject to lender approval and eligibility; no outcome is guaranteed.

Can you get me a better price or incentives from the developer?

We can ask. Developers change incentives, closing-cost contributions and upgrade packages over the life of a sales program, and knowing what is currently on the table across several projects is part of the comparison we prepare. We do not promise a lower price or guaranteed savings, and we never publish project pricing without current written verification.

Are you affiliated with any Miami developer or sales gallery?

No. NEO Remarketing is an independent brokerage. We are not the sales agent for, or affiliated with, any development, and we represent you, not the project.
